Acumen knows a meticulous due diligence process is one of the keys to the success of the property. Whether you are short handed with your in-house inspection teams, or you need a trustworthy and experienced source to inspect and report on your potential investment, we have you covered. Our teams can blanket a property within days to inspect major mechanical systems, perform environmental reports, walk units, inspect exteriors and perform overall assessments for any size property.
Our due diligence data gathering is similar to our bidding process. We create customized data gathering templates unique to each property. Contractors submit all of their numbers and findings electronically through our easy to use system and incoming data is live and instantly in-line with other contractors. Acumen will then vet all of that data for owner presentation.
Upon completion of your due diligence, we will produce our own detailed reports, budgets, long range proformas, photos and videos to present the gathered data. Or, if you already have a system in place, we can work with you to populate your own. Either way, you will have a clear understanding and direction for your asset.
Knowing your property, its historic issues, and forecasting future CapX expenses are key to any owner. As we work on your sites, we document those issues, attend your annual site walks and help you produce next year's planned CapX budgets.
