Short answer, yes, if we have to. Long answer, we try not to. We try to use your own contractors so there is never a question of a conflict of interest with contractor we provide.
Often times we create the capital budgets we execute. For that reason, we feel it would be a conflict of interest to charge a percentage on a budget we created. Our pricing structure is usually based on unit count.
Most of our owners give us little time to prepare for a DD. Ideally we would like to have a week or two to prepare, but we know that is often not realistic. We have performed full and accurate DDs with less than 48 hours notice.
